OzStampDutyCalc makes free calculators for people buying property in Australia. We started with stamp duty because it is one of the biggest upfront costs of a purchase, and one of the hardest to work out: every state and territory has its own rates, concessions and surcharges, and they change often.

• Calculators you can check. Every result shows the rules it used, the date those rules start, when we last verified them and links to the official sources.
• All eight states and territories. Each has its own stamp duty page with worked examples and the official references.

• Not a government agency. Duty is assessed by your state or territory revenue office. We link to them throughout.
• Not a financial adviser, lender or conveyancer. Our calculators give general estimates, not personal advice.
• Not a guarantee. If a concession depends on something we can’t check, such as your income or ownership history, we tell you instead of assuming you qualify.

Statutory rates are kept in code, separate from the content system, with the source and effective date recorded for every rule. Changes are tested against the revenue offices’ own examples and calculators before they go live. Read our editorial guidelines for the full process.
