Estimates only. OzStampDutyCalc is not affiliated with any government agency and does not give financial, legal or tax advice. Duty is assessed by your state or territory revenue office, so confirm your figures with them or a conveyancer before you rely on them.

Stamp duty by state and territory

Each state page explains its rates and concessions, with worked examples and links to the revenue office.

What this calculator includes

Transfer (stamp) duty at the rates for your contract date, owner-occupier and first home buyer concessions where the rules can be checked from your answers, and foreign purchaser surcharges.

It doesn't include land title registration and mortgage registration fees, lender costs, or concessions that depend on things we don't ask, such as income tests, pensioner status or off-the-plan construction progress. Where one of those might apply, the result says so.

How we keep it accurate

Each state's rates live in code, not in the content system, with the source and effective dates recorded against them. Before a rule change goes live it is checked against the revenue office's own figures and worked examples, and covered by automated tests. If your contract date is outside the dates we have verified, the calculator tells you and links to the official calculator rather than guessing.
