In New South Wales stamp duty is called transfer duty and is collected by Revenue NSW. The rates are indexed each financial year, and the year that applies is set by the date you exchange contracts. This calculator uses the 2026–27 rates, for contracts exchanged from 1 July 2026 to 30 June 2027.

Rules from Revenue NSW, last reviewed 7 November 2026.

Are you a first home buyer?

Relief depends on eligibility rules we list with your result. Answering yes doesn't guarantee it.

Is any buyer a foreign person?

Generally someone who is not an Australian citizen or permanent resident. Each state defines it slightly differently.

How stamp duty works in New South Wales

NSW duty is progressive. Each band charges a set amount per $100, or part of $100, of the value above the band's starting point, so the price is rounded up to the next $100 before the rate is applied. The minimum duty is $20.

Residential property above $3,870,000 also attracts premium property duty of $7.00 per $100 over that threshold. Owner-occupiers and investors pay the same rates in NSW: there is no general owner-occupier concession outside the First Home Buyers Assistance scheme.

First home buyers in NSW

Under the First Home Buyers Assistance scheme, eligible first home buyers pay no transfer duty on a new or existing home valued at $800,000 or less, or on vacant land valued at $350,000 or less. Above those amounts the concession shrinks until it runs out at $1,000,000 for homes and $450,000 for vacant land.

You and your spouse or partner must never have owned residential property in Australia or received the concession before. At least one buyer must be an Australian citizen or permanent resident and over 18. For contracts from 1 July 2023 you must move in within 12 months of settlement and live there for at least 12 continuous months.

Concessions and exemptions

First Home Buyers Assistance scheme

Full exemption for homes to $800,000 and vacant land to $350,000; reduced duty for homes under $1 million and land under $450,000.

Premium property duty

Not a concession: an extra rate on residential property above $3,870,000, applied to the first 2 hectares only for larger land.

Foreign purchasers

Foreign persons buying residential-related property in NSW pay surcharge purchaser duty of 9% of the dutiable value, on top of transfer duty, unless an exemption or concession applies. Where a foreign person buys a share of the property, the surcharge applies to that share.

NSW stamp duty questions

When is NSW transfer duty due?

Revenue NSW says duty must be paid within 3 months of the date contracts are exchanged to avoid interest. In practice your conveyancer or solicitor usually arranges payment.

Do the rates change each year?

Yes. NSW indexes its duty thresholds every 1 July. The rate year is decided by your contract date, so a contract exchanged in June uses the previous year's thresholds.

Can I still choose to pay an annual property tax instead of duty?

The First Home Buyer Choice option closed to new buyers on 1 July 2023. First home buyers now use the First Home Buyers Assistance scheme instead.
